Small 27-site lot-owner RV resort on Perdido Key near the Alabama line, with back-in full-hookup sites (up to 42 ft), private Gulf beach access across the road, and a private boat marina on Ole' River. It has no bathrooms or showers, so RVs must be fully self-contained; no tents; nightly, weekly and monthly stays, with annual leases full.

Cancellation: No-refund park. Non-refundable reservation fee: $100 (2-3 nights), $200 (4-7), $300 (8-31); 1-night stays paid in full at booking; balance charged the day before arrival. Cancel 30+ days before arrival: fee becomes in-resort credit good one year; within 30 days the fee is forfeited. Monthly and blackout-date fees never credited. No refunds for late arrival or early departure. Changes and cancellations by email.
Included in the rate: 2 adults (17 or older) and 3 children included; children under 2 free; additional people $5 per person per night.

- Towed trailers and car haulers need pre-approval; trailers must be backed in by hand and car haulers by the hauled vehicle (except small Class B vans).
- No boat or trailer storage; boat trailers must be parked off-site.

- Pets must potty in the dog park, not around your RV; no pets on the beach, in the laundromat or at the pavilion.
Rules
- No arrivals after 8 pm under any circumstances; late travelers must stop elsewhere and check in after 9 am the next day.
- Only gas and electric grills and fire pits; no charcoal or wood fires.
- Vehicles not registered to a guest are towed without notice.
