Large gated RV resort on Double Branch Creek in northwest Tampa with 300 full-hookup sites (some waterfront, newer Bayou Grande concrete sites with 50-100 amp), a heated pool and clubhouse. Included in the rate: 4 guests per reservation; long-term (4+ months) reservations 2 guests; max 7 per site.
Other fees: Extra guests $5 per person per day. 3% merchant fee on credit cards. Weekly special $280 Deluxe, $300 Premium, $325-$350 Bayou Grande (one week max, labeled May-Oct 2022, stale). Monthly rates not published; stays over 27 days booked by phone; monthly deposit $200. No pro-rates for weekly/monthly. Stays of 1 month+ pay metered electric.

- Base rate covers 4 guests; extra guests $5 per person per day; maximum 7 guests per site.
- 3% merchant fee on all credit card transactions.
- No pro-rated monthly or weekly stays.
- No deposit refunds for any reservation from November 1 through April 30.
- 10% off daily rates for Good Sam, AAA, FMCA, military/veterans and Florida residents, stays up to 6 nights.

Rig rules
- RVs must be no older than 15 years and in excellent condition.
- No tents, conversion vans, converted buses, truck campers, pop-ups, canvas pop-outs, or cargo/utility trailers or boats.
- No trailers or U-Haul of any kind on site; car dollies allowed parked discreetly behind the vehicle.
- No RV drop-offs or deliveries; tow vehicle and owner must be present at check-in.
