Long-term and snowbird stays

  • 6+6 lease: occupy Oct 1-Mar 31; RV may stay on the site unoccupied Apr 1-Sep 30. Staying during the off period is charged at the standard published rate.
  • Credit and background check required for stays over 3 months; approvals valid 30 days.
  • At least 80% of occupied units must have one person 55+; the rest must be over 21. Rules PDF calls it an ADULT ONLY resort.
  • Sites rented to couples and individuals; an extra monthly fee applies if more than two people occupy a site.
  • Visitors: up to 14 days at a time, 30 overnight visitor stays per year, max 2 visitors a day, must leave by 10 pm unless staying; visitors may not stay at the site without the registered guest.
  • A guest who has, adopts or gains custody of a child must move out within 1 month.
  • Lease holders must give 90 days' written notice to vacate. No subletting; leases not transferable.
  • Owners may sell their unit on site if the buyer is approved; one For Sale sign max 15x20 in.

  • No in-ground planting, gardens, sprinklers, fences, or outdoor indoor-furniture; sheds max 8x8 with approval; only mini-split AC replacements allowed.
