Non-guest dump $20, late fee $30, lost mailbox key $25, application fee $25 per person, storage $75/month resident or $100/month non-resident plus tax, returned check $35, lock site fee $35. Funds must be from a US bank. No refunds for early departure.

- All guests and visitors must be pre-registered.
- Unless the $35 lock site fee is paid, management may move you to a different site than reserved.

Long-term and snowbird stays
- Prepaid 3-month ($4,620) and 4-month ($5,000) winter specials include electric (2024-25 season).
- Stays of 6 months or longer require a residency application with credit and/or background check.
- Mail comes by USPS to a locking mailbox in the office, addressed 8615 Bayshore Rd, Site Number, Palmetto FL 34221; office does not accept packages from other carriers.
- Annual RV sites cannot be sublet; homeowners can rent out park models only twice a year with a one-month minimum.
- Annual residents may have one storage shed up to 8x10 ft built to hurricane standards.
Rig rules
- Only self-contained RVs in good or better condition; admission at management's discretion.
- No tents, screen rooms, fences or privacy structures; canopies only for a single event and not overnight.
- Long-term RVs and park models must be tied down; park models skirted within 30 days.
Rules
- Quiet time 10 PM to 8 AM; speed limit 10 MPH.
- No open fire pits at sites; community fire pit near the rec hall. Propane fire pits allowed with conditions.
- Long-term guests may wash their RV once per season.
- Visitors limited to 15 consecutive or 30 total days per year and must register and pay guest fees.
- One vehicle per site; extra vehicles park at the rec hall. No parking on grass.
- Boats and utility trailers must go in the resort storage area for a fee.
- Outdoor mats and rugs only on asphalt, concrete or pavers, not grass.
