Cancellation: Summer (May-Oct) deposits: daily $65, weekly $125, monthly $250, over one month $500; cancellation fee $35/$60/$125/$250 and 15-day notice needed to get 50% of deposit back; under 15 days for stays of a month or more forfeits the whole deposit. Winter (Nov-Apr) deposits: daily $110, weekly $250, monthly $545, no deposit refunds; changing dates or shortening a stay counts as a cancellation. No refunds for early departures.

Included in the rate: Rates based on 2 adults, 1 RV and 1 motor vehicle. Extra person $5/day.

Other fees: May 2026-May 2027 rates, utilities (water, sewer, electric, basic Wi-Fi) included even monthly. Summer May 1-Oct 31: $65 daily / $375 weekly / $785 monthly. Nov 1-Dec 31: $110 / $585 / $1,250. Jan 1-Apr 30: $145 / $695 / $1,500. Extended stay: 4-month rate $1,300/month (Dec 1-Mar 31 or Jan 1-Apr 30), 6-month rate $1,100/month (Nov 1-Apr 30); must stay full term or pay the difference. Extra vehicles in overflow lot may have a fee. Storage for guests only $145/month plus tax. Dorm-size fridge outside needs approval and a monthly fee. Late rent over 5 days $10/day. Security deposit at check-in depending on length of stay, refunded within 7 days after inspection. Passport America not valid Dec 1-Apr 1, 5 nights max; military 10% off, 5 nights max; discounts not combinable.
